Do you do drawings for ADUs, additions, garages, etc.? ✅ Yes, I specialize in single-family homes, ADUs, additions, remodels, and more.

Can you redraw from an old plan or sketch/photo? ✅ Absolutely — I work from hand sketches, PDFs, photos, and ideas.

Do you provide a site plan? ✅ Yes, I can prepare a basic site plan that meets submittal requirements.

Can you just “update” or “trace” an existing plan? ✅ Yes, I often provide this service — it’s sometimes faster, but not always.

Do you do As-Built plans? ✅ Yes, based on your measurements, old plans, or I can visit the site for field measurements.

Do you provide printed copies of the drawings? ✅ Upon request — I can arrange print and delivery services.

Can I make changes after the project is completed? ✅ Minor changes are usually included. Major revisions may require an additional fee.

🕒 Timeline & Workflow

How long does it take to complete a project? ✅ From 3 days (basic floor plan or sketch) to several weeks for a full permit set, depending on complexity.

When can you start? ✅ Usually within a week after signing the agreement, receiving the deposit, and getting all necessary input — depending on my schedule.

How long are the drawings valid? ✅ Drawings are typically valid until submission or the start of construction. Updates may be required if city codes change.

What if I need the plans urgently? ✅ Rush projects are possible by arrangement. If you need it “yesterday” — I’ll do my best to help.

💰 Pricing & Payment

How much does a project cost? ✅ It depends on the project type, size, and stage (sketch, proposed, or permit set).

Do you offer fixed-price packages? ✅ Yes — see examples at completedraft.com (http://www.completedraft.com/) or on Instagram.

Do you require a deposit? ✅ Yes. I start work after a 50% deposit and a signed agreement. For concept work, I may require 100% upfront and a formal agreement is optional.

How do I pay? ✅ Zelle, Venmo, bank transfer, or invoice. Usually split into stages: deposit, then final payment upon approval.

📐 Site Measurements & Initial Data

Do you do site visits for measurements? ✅ Yes — I offer on-site measurements within the local region.

Can you start without exact measurements? ✅ Yes — we can begin with approximate sizes or sketches and update later after measuring.

Can you adjust the design to my layout or ideas? ✅ Yes — all projects are customized and I incorporate your input and preferences.

🏛️ Permits & City Submittals

Do you provide drawings for building permits? ✅ Yes — I prepare full submittal sets for permit applications.

Will you help submit to the city? ✅ Yes — city submittal is included, depending on the package.

Do I need a permit to convert a garage or build an ADU? ✅ Yes — in most cases, a permit is required.

Can I build an ADU without a permit? ✅ Some do — but unpermitted ADUs risk fines, demolition orders, and can’t be legally sold or insured. If a fire starts in the ADU and damages the main house, insurance may deny coverage.

What if the city requires corrections? ✅ I provide support until the permit is issued. The first round of corrections is usually included in the package.

🔧 Engineering & Consultants

Do I need engineering calculations? ✅ Sometimes — I’ll explain when and why they’re required.

Do you work with structural engineers? ✅ Yes — I coordinate with licensed engineers when structural calculations are needed.

Do you provide Title 24 calculations? ✅ No, but I refer to trusted specialists and integrate their reports into the full submittal set.

Do you provide solar panel calculations? ✅ No, but I refer you to the right professionals and coordinate with them to ensure all drawings are aligned.

🧑‍💼 Clients & Collaboration

Do you work only with homeowners or also with contractors/investors? ✅ I work with everyone — homeowners, contractors, investors, and realtors.

Which cities or counties do you cover? ✅ Primarily Northern California counties — but I occasionally work outside the region as well.

Can you help if construction has already started but there are no plans? ✅ Yes — I often join projects at any stage, even after construction has begun.
